THE scheduled auction and first open inspection of a West Lakes Shore house were both cancelled and a three-week marketing campaign cut short following its recent fast sale.
The updated four-bedroom house on a 591sqm corner block at 89 Sansom Rd sold for $630,000, just two days after hitting the market.
Selling agent Rosemary Auricchio, of LJ Hooker West Lakes/Henley Beach sold the home to a client off her company database but says she also fielded about a dozen inquiries from its realestate.com.au listing.
“We got them through the property and negotiated the sale. It was meant to go to auction on December 16 and we hadn’t even set a reserve.
“Both the vendor and purchaser were very pleased with the price achieved.”
Ms Auricchio said the home’s location and features were appealing to house hunters who were mostly couples and small families.
“It’s a great location, a well-designed floorplan and being on a corner allotment it was versatile for car parking.”
Ms Auricchio says the super-fast sale highlights the importance of being organised and ready to pounce on a property when it hits the market or risk missing out.
“It’s really important to be able to make a decision and be in a financial position to make an offer and not delay,” Ms Auricchio says.
“Clients are missing out because they’re delaying putting an offer in or don’t have their finances in order. They need to be able to make a decision.”
The home featured a mix of formal and informal living areas with raked ceilings, a large kitchen, a renovated two-way family bathroom, an outdoor entertainment area with a timber feature wall and a tranquil inground swimming pool and spa.
The property also had rear driveway access and a lockup carport with a remote-controlled roller door.
